We’re excited to welcome new Crystalbrook homeowners — and to say “Hello again” to our current friends and neighbors. We’ve developed this page to answer some of the questions you may have about living here. Let’s get started!
HOMEOWNER DUES
Each homeowner pays monthly dues of $300 (effective January 2025) to the Crystalbrook Homeowners Association. Your dues cover:
Water and sewer
Garbage collection
Exterior painting every eight years on a rotating basis. Read more about this.
Gutter repair and replacement if needed. Note: Homeowners are responsible for cleaning and regular maintenance of gutters.
General landscape maintenance except in homeowners’ private courtyards, fenced areas, patios, etc. Read more about this.
Maintenance and landscaping of Crystalbrook’s common areas.
Maintenance and removal of trees deemed unhealthy or dangerous by the board in consultation with a professional arborist.
Maintenance of privately owned HOA roads, otherwise known as our “lanes.”
Repair and maintenance of domestic water and sewer supply lines from the foundation of your home to the main line. Repairs and replacement within and under the foundation of your home are your responsibility as a homeowner.
IMPORTANT NOTE: Crystalbrook homeowners also pay annual dues — $680/year (effective January 2025) — to the Four Seasons Homeowners Association. This gives you access to our community pools, spa and club house, plus various community-wide landscaping services.
HOMEOWNER RESPONSIBILITIES
As a Crystalbrook homeowner, you are responsible for:
replacing, repairing and maintaining building siding, trim, windows and doors. Read more about this.

maintaining your roof, including cleaning, modifying and replacement. Read more about this.
maintaining your exterior landscaped areas. Read more about this.
replacing, repairing and maintaining drainage systems under your home
replacing, repairing and maintaining water and sewer systems under your home
managing pest control issues within your home
maintaining, repairing and replacing private sidewalks
maintaining, repairing and replacing decks, porches, privacy fences and steps
keeping garage areas, carports and other parking areas clear of debris.

PARKING, TRASH and other fun stuff
Let’s start with a big topic — parking. Guest and service-provider parking is limited in Crystalbrook. Here are the most important things to remember:
Park only in designated parking spots. Our lanes are narrow and must be accessible to emergency vehicles 24/7. Read more about this.
Boat, camper and recreational vehicle parking is restricted in Crystalbrook AND Four Seasons. Send special requests for temporary Crystalbrook parking to info@capartners.net (Note: If you live along 152nd Ave. or Village Lane, you may also need permission from Four Seasons.) Please read our Recreational Vehicle Parking Resolution, adopted in 2024, for more information.
If you are having work done to your home and a contractor needs a place to park, think ahead. Talk to your neighbors and come up with a plan that doesn’t block access to carports and garages and keeps lanes open for emergency vehicles. Placement of Waste Management dumpsters, PODs, etc., will require submission of an ARC.
And, finally, the “No Parking” signs scattered around the neighborhood, mean just that. They are posted specifically to maintain accessibility for emergency vehicles. Please ask your visitors and contractors to respect them. Crystalbrook parking rules.
Garbage and recycling cans: Trash and recycling are collected Fridays, except on certain holidays. Receptacles must be stored in garages until the day or collection and removed within 24 hours of collection. Beaverton Waste Management information
Post lamps: Your post lamp should be in working order at all times and lit during the evening. They are maintained by the homeowners.
Lawn signs: Real estate signs are the only approved signs you can display in Crystalbrook. All others, eg, political, contractors, advertising, etc., cannot be displayed.
Mailboxes: Every homeowner has an assigned, locked mailbox near his/her home. If you lose your mailbox key, don’t despair. Simply contact the post office or a locksmith.
Yard debris: There are several designated areas along our lanes for dumping your yard debris, which our landscape crew picks up once a week. Get to know where yours is located because the crew won’t pick up piles left in your yard. And the good news? Bagging is not necessary! BUT a few requests:
No pet or food waste, please.
Clean greens only
And no large tree branches or stumps. Please cut your smaller branches into three-foot sections.
Holiday decor: Holiday decor — fall pumpkins, gourds and cornstalks; evergreen Christmas trees, garlands, wreaths, etc., and other seasonal plant decor — cannot be placed in HOA green waste bins. They must be recycled by homeowners through other means. Please use your trash can for other non-Christmas tree decor — or explore other ways to compost these items.
And a word about outside yard and roofing contractors: Many homeowners hire outside contractors for more frequent gutter and roof cleaning and for seasonal yard work. If you do, please ask your contractor to bag and take yard and roof waste with him/her. Do not leave yard waste in your yard or on sidewalks for our landscape crew to clean up. This can result in additional service fees charged to the HOA.
