Excavator to block Village Lane Thursday, June 26
A large excavator doing work at 15140 SW Village Lane will largely block Village Lane for at least four hours between 8:30 a.m. and 4 p.m. Thursday, June 26. It will be parked in front of the Village Lane homes with the addresses 15140, 15130 and 15150; the excavation work most likely occur in the morning, but be advised that hours could vary.
Homeowners who live in or near these homes are advised to move cars out of the area by Wednesday evening and park somewhere other than Village Lane. The excavator also will most likely impact parking for the Four Seasons pool for a portion of the day. The Four Seasons community is being notified as well.

It’s Almost July! Guess what’s right around the corner?
Two big Four Seasons events are just weeks away: The Four Seasons Neighborhood Garage Sale is Friday and Saturday, July 11 and 12, AND Junk Box Weekend is 9 a.m. to 4 p.m. Saturday and Sunday, July 19 and 20.

Junk Box Weekend
Have non-toxic household items you’d like to get rid of? Bring them over to Cranberry Court between 9 a.m. and 4 p.m. Saturday or Sunday, July 19 or 20. Helpers will be on hand to help deposit items two large dumpsters. There is no disposal fee!

Ahem. About those new “neighbors. . . .”.
A number of Crystalbrook residents have reported recent sightings of raccoons in the neighborhood. While these little — and not-so-little — masked critters are visually charming (and who doesn’t love The Beatles’ “Rocky Raccoon”?), they can be notoriously “bad” neighbors, getting into trash and gardens in the search for food. And, most important, they can carry some pretty nasty diseases, communicable to humans, as well.
Neighbors also have seen raccoons coming and going from the crawl spaces of a few homes in Crystalbrook. We want to remind all homeowners to check and secure your home’s crawl space regularly —AND if you feed pets outside, please discontinue this.

Board adopts recreational vehicle guidelines
At its November meeting, the Crystabrook Board of Directors affirmed an unanimous e-mail vote adopting a Recreational Vehicle Parking Resolution. The resolution in its entirety can be found in Key Documents.
Important highlights:
There is a three-day limit to how long recreational vehicles can be parked in Crystalbrook. This applies to vehicles belonging to homeowners and/or visitors. Homeowners are responsible for their guests and tenants.
Homeowners must apply to the board for permission to park a recreational on an HOA street, including 152nd Ave., New Plymouth Lane, Shallowbrook Lane and Trillium Lane. Failure to apply will result in a fine.
Vehicles in violation will receive an immediate notice and may be subject to daily fines and/or towing. (A notification form is under development.)
Recreational vehicles parked in Crystalbrook for more than seven days may be towed, subject to formal notice by the HOA’s property management company. Similar policies apply to abandoned vehicles and/or recreational vehicles parked in fire lanes or blocking emergency vehicles.
Fines and legal fees are the homeowner’s responsibility.

McPeek appointed to Crystalbrook board
Bob McPeek has been appointed to the Crystalbrook Homeowners Association board of directors, filling the position of treasurer. He replaces Steve Hall, who resigned from the board in October.
Bob and his wife, Vicki, have lived in Crystalbrook since June 2020, moving here from Atlanta to be near their daughter and family. They also have a son in Michigan. Bob retired in March 2016 after a 40-year career as a tax professional. Prior to his retirement, Bob directed the tax accounting and federal and state tax compliance for Home Depot. Prior to his tenure at Home Depot, he worked for a number of major corporations in Ohio, Michigan and Connecticut.
Bob graduated from the University of Akron in Ohio with a bachelor’s degree in accounting. He maintains a strong interest in sports, history and politics. Bob and his wife enjoy spending time with and helping out with their four grandchildren and travel extensively throughout the United States.
Bob has prior HOA experience, having served on boards in both Ohio and Georgia.

Gutter cleaning policy has changed
The Crystabrook Homeowners Association is discontinuing its once-a-year gutter cleaning service. Gutter cleaning is now a homeowner responsibility. The HOA will still pay for gutter maintenance repairs and replacement per the association’s CC&Rs section 6.2.2 under “Maintenance by the Association.”
Because of this change, it is now your responsibility, as a homeowner, to keep your home’s gutters clean and in good operating order throughout the year. This usually means having the gutters cleaned 2-3 times a year. And, please keep in mind, if there is evidence that gutters have not been properly maintained by a homeowner, repairs and/or replacement requests could be denied.
