BOARD OF DIRECTORS

Crystalbrook’s homeowners association (HOA) is served by a five-member volunteer Board of Directors who are charged with managing the daily business and finances of our commmunity, assisted by a paid property management company. They are guided in this by the HOA bylaws, CC&Rs (Convenants, Conditions and Restrictions) as well as the Oregon Planned Community Act.

The board meets on the second Wednesday of the month

All homeowners are welcomed and encouraged to attend these meetings. You’ll receive at least three days’ notice via e-mail or mail when a board meeting is planned — or check our website calendar. PROPERTY MANAGEMENT
Community Association Partners (CAP)

Community Association Partners is our HOA property management company. Located in Beaverton, CAP assigns a dedicated community manager to our HOA. He/she assists the association with accounting and financial services; community management and communication; certain maintenance tasks; and a variety of business processes, eg, obtaining bids.

COMMITTEES
Landscape/Architecture Committee (LAC)
Comprised of homeowner-volunteers, the LAC monitors compliance with the association’s CC&Rs and initiates community beautification projects.

In Crystalbrook, homeowners have a fair amount of latitude in making changes to their yards and gardens. However, bigger landscape projects like tree removal, adding large plants/trees over 3 feet tall or adding new architectural features like windows, doors, fences, etc., require an Architectural Request (ARC) form. If you are unsure whether a form is needed, just check with CAP or a board member.

Physical changes to your home, eg, new fencing or windows, a new door color, etc., always require an ARC. They are referred to the Board of Directors for final approval. Allow four to six weeks for review and approval. Again, if you have questions, just check with CAP or a board member.

Election Committee (EC)

Established in 2020, the Crystalbrook Election Committee helps CA Partners in board candidate solicitation, campaigns, form reviews, timelines and other tasks that support the HOA’s election procedures. Crystalbrook board elections are held by secret mail-in ballot, which go to every homeowner, three to four weeks prior to our Annual Meeting in November. The committee begins work at least 60 days prior to the meeting.
