Some areas requiring maintenance by individual homeowners are: • Replacement, repair, and maintenance of building siding, trim, windows, and doors. • Painting needed between routine exterior painting. • Roof maintenance including cleaning and replacement (see requirements below). • Drainage under home. • Water and sewer system repair and replacement under home. • Pest control within buildings units, including carpenter ants and termites. • Private sidewalk maintenance, repair, and replacement. • Decks, porches, privacy fences and steps maintenance, repair and replacement.

We are a volunteer Board striving to make our neighborhood a better place to live.  Our goal is to be responsive to our community’s needs, as well as those of our homeowners. We aim to continually look for ways to improve and revitalize our neighborhood, and improve our financial standing by making prudent and responsible spending decisions.

Our Mission

The mission of the Crystalbrook Homeowners Association is to enhance and preserve the quality of life of our homeowners and build a thriving and stable neighborhood community through effective and efficient management of the HOA. In doing so, we will constantly aim to:Help protect the values of the properties throughout the neighborhood by diligently enforcing the existing restrictions, covenants and rules found in our CC&Rs.Be fiscally responsible by adhering to sound business practices, including in our spending, project solicitation and bidding process, reserve management, and fiscal monitoring.  To encourage and facilitate informed homeowner participation in issues affecting the neighborhood.   To actively communicate important matters related to the HOA to our homeowners via several communication methods, including email, direct mail, our HOA Website, and  the distribution of Board Meeting minutes.

Our Vision for Crystalbrook is to be a beautiful, well-maintained community that offers an inspiring lifestyle and high quality of life and that is a desirable place in which to live and  enjoy the benefits of great neighbors and friends.   We want Crystalbrook to be a place where homeowners can be confident that their home investment is being constantly nourished and protected, in large part because of smart decisions made by the Crystalbrook HOA Board.  We envision a neighborhood that is considered by residents, non-residents, and prospective residents to be a highly desirable place in which to live in the Beaverton community.    

 Our Values

Neighbor Member Objectives

  1. Be good neighbors first and foremost. Have respect for your neighbors, all the time. 

  2. Volunteer your time, when possible. We highly value participation in HOA activities, either as Board members, committee members, or as laborers. A strong volunteer base makes the neighborhood stronger.

  3. Maintain your own property in accordance with our Bylaws and CC&Rs, so that all homes in the neighborhood can achieve maximal value and appreciation.  A chain is only as strong as its weakest link, so we should all look for ways to constantly maintain our homes and yards.

  4. Look to distribute neighborhood information based on facts, not gossip. Inaccurate and biased gossip serves no positive function, only resulting in a negative prevailing attitude and atmosphere. 

  5. Have respect for the volunteers who spend a lot of energy and time working on your behalf.  Being a Board/committee member is a thankless job much of the time, so please take the time to thank them for work well done.
